Landlords Beware, This TikTok Trend Could Lead to Costly Damage
Published 22nd September By Helen PassA popular DIY trend promoted on social media as a “renter-friendly upgrade” is causing unexpected repair bills for landlords across the UK.
Search for “renter-friendly hacks” on TikTok and you will find countless videos showing low-cost ways tenants can customise a rental property.
Influencers often claim these changes are easy to reverse at the end of a tenancy and will not affect a tenant’s deposit.
In reality, many of these so-called upgrades are proving to be anything but harmless.
The Vinyl Revival
One trend causing particular concern involves self-adhesive vinyl film, often referred to as sticky-back plastic.
It is sold in a wide range of colours and finishes designed to mimic materials such as wood or marble.
The product is marketed as an inexpensive way to update tiles, worktops, walls, flooring and furniture.
While the application process may look straightforward in online videos, the removal process is often far more problematic.
Why Sticky-Back Plastic Causes Damage
When tenants attempt to remove adhesive vinyl, often during a rushed pre-checkout clean, the surface underneath can come away with it.
Painted walls, laminate flooring and finished woodwork are particularly vulnerable.
In many cases, the adhesive residue left behind is difficult to remove without scraping or using chemicals that cause further damage.
According to letting experts, sticky-back plastic is now one of the most common reasons for deposit deductions in rental properties.
What Landlords Need to Be Aware Of
Many social media videos fail to mention that tenants must obtain landlord consent before making alterations to a rental property.
Some even suggest that landlords do not need to be informed at all.
It is important for landlords to remind tenants that permission is required before any changes are made.
If a tenant wishes to personalise a property, ask for clear details of the proposed work so expectations are agreed in advance.
Regular property inspections can also help identify issues before they become costly repairs.
