We are speaking to more and more landlords who are understandably concerned about the changes being introduced under the Renters’ Rights Act. The Act represents the biggest shift in the private rented sector in a generation, and it is vital that landlords understand what it means for their properties and tenancies.

Why the Renters’ Rights Act matters

Expert insight from Paul Shamplina
Paul Shamplina, founder of Landlord Action and well known from Channel 5’s Nightmare Tenants, Slum Landlords, has over 25 years’ experience acting for landlords and advising government on housing legislation. He believes many landlords are underestimating how exposed they may soon be.
“This Act completely rewrites the rulebook for landlords. We are seeing the end of Section 21, tougher notice requirements, new offences, stronger rent repayment orders and far greater scrutiny of paperwork and compliance. Landlords will be expected to prove they are doing everything correctly and if they can’t, the penalties can be severe.”
Paul also warns against leaving preparation too late.
“One missed document, one incorrect possession claim or one breach of the new rules could cost landlords thousands of pounds. The answer is simply about being prepared.”
