A reminder of landlords’ responsibilities for gas safety
Any gas appliances provided in a rental property must be inspected at least once every 12 months by an engineer who is registered with the Gas Safe Register.
This includes boilers, gas cookers, gas fires, and the flues that serve them.
Following an inspection, the engineer will issue an official Landlord or Homeowner Gas Safety Record, also known as a CP12.
A copy must be given to the tenant, and the landlord must keep their own copy for records.
There are also legal requirements around carbon monoxide, or CO, detectors and alarms.
These devices detect carbon monoxide gas, which can be produced by faulty gas or solid fuel appliances.
Rental properties must be fitted with a CO detector or alarm in every room containing a gas or solid fuel appliance.
Rooms with cooking appliances only are excluded in England, Northern Ireland, and Scotland.
Landlords should ensure alarms are tested and working at the start of each tenancy.
Failure to meet gas safety obligations can result in serious penalties, including substantial fines or imprisonment.
How to keep your property gas safe
Tenants are often encouraged to be more aware of gas safety in their homes, and they may raise concerns if they notice something unusual.
If a tenant reports a potential issue with a gas appliance, landlords should act immediately.
A qualified gas engineer should inspect the appliance and carry out any servicing, repairs, or replacements required.
If a tenant smells gas in their property, they should be advised to contact the National Gas Emergency Service straight away on 0800 111 999 for immediate guidance.
