Does the Word “Landlord” Need a Rethink?

Does the Word “Landlord” Need a Rethink?

The word landlord carries a lot of historical baggage, and not all of it is positive.

Believed to have originated centuries ago, it can still conjure images of distant property owners focused solely on collecting rent, with little regard for the people living in their properties.

While that stereotype is outdated, it remains influential and continues to shape how tenants, the media and policymakers perceive landlords today.

The Reality of Modern Landlords

In reality, many landlords today are nothing like the historic caricature.

They are often small-scale investors providing much-needed homes, taking pride in maintaining their properties and supporting tenants.

However, the label landlord does not always reflect this reality or the responsibilities that ethical property owners take seriously.

Why Language Matters

Words influence perception, and perception influences relationships.

The way roles are described can affect how people interact and what they expect from one another.

Some within the industry have suggested alternative terms such as housing provider, property custodian or housing partner.

While these may sound unfamiliar at first, they place greater emphasis on service, care and responsibility rather than status or power.

Rebranding Is About More Than Words

Changing language alone is not enough.

Trust is built through actions, not titles.

Clear communication, fair pricing, prompt repairs and a commitment to safe, well-maintained homes do far more to improve relationships than any rebrand ever could.

When these standards are applied consistently, perceptions begin to change naturally.

An Opportunity to Lead by Example

As housing pressures increase and the rental sector faces greater scrutiny, responsible landlords have an opportunity to stand out.

By adopting ethical, service-led practices and being mindful of how their role is presented, landlords can help reshape the narrative around renting.

This approach benefits tenants, improves trust and supports a more sustainable rental market.
